Minimum stay
During high season (Christmas/New Year’s, mid-term break, Easter, Pentecost, summer through All Saints’ Day), we generally require a 7-night minimum. Otherwise, a 5-night minimum applies. For last-minute or shorter bookings, feel free to call or WhatsApp – we’ll do our best to accommodate you.

Arrival & departure
Check-in is available from 3 PM on your arrival day. We kindly ask you to vacate your apartment by 10 AM on departure day.

Dogs
You are welcome to bring your four-legged friend along, upon prior arrangement. We, too, have a dog on the farm. Please, bring along a blanket or dog bed, bowls, and food. A fee of €20 per dog per night applies (no meals). You can explore the surrounding apple orchards around the farm with your four-legged companion.

 

Cancellation terms
Life can be unpredictable. If you need to cancel or leave early, the following fees apply:

• Cancel up to 4 weeks before arrival: 30% of the agreed total

• Between 4 weeks and 10 days before arrival: 50% of the agreed total

• Between 10 days and 3 days before arrival: 70% of the agreed total

• Cancellation 2 days before arrival, no-show, or early departure: 100% of the agreed total

We recommend purchasing European travel insurance for peace of mind.

Booking & payment
To confirm your reservation, we request a 30% deposit. You’ll receive an email confirmation once it’s processed. The remainder can be paid by bank transfer when you arrive or in cash on departure.

Farm products & dining
Feel free to stock up on our homemade fruit spreads, fresh apple juice, wine, or eggs (whenever our hens are in a generous mood). Depending on the season, we’ll also bring fresh herbs and veggies from our garden. You can request a morning bread delivery from the village bakery as well.

Communal lounge
We’ve created a shared lounge for your convenience – ideal for board games, reading, or simply enjoying each other’s company. It features a kitchenette with stovetops, oven, and dishwasher, plus a large dining table. If you’re traveling with friends or a bigger family, you can cook and dine together here, with direct access to the garden. You’ll also find our farm products in the fridge – apple juice, red wine, and a curated selection of local white wines.

Südtirol Guest Pass
Upon arrival, you’ll receive the Südtirol Guest Pass, allowing you to use many local buses, trains, and certain cable cars free of charge:

• All regional trains

• All local and intercity buses

• Cable cars in Renon, Maranza, Colle, Meltina, and Verano

• The Renon and Mendola funicular

This pass also grants free access to various seasonal activities and attractions.

Restaurants, shopping & more
Restaurants and shops are within easy reach. We’ll gladly offer tailored recommendations when you arrive. The nearest grocery store is M-Preis in Rifiano, while local dining options include Restaurant Hilberkeller (3-minute walk) and Restaurant Ungerichthof (14-minute walk). Just 650 m away is “my little bakery,” and at 950 m you’ll find Pizzeria Pircher. For more variety, the spa town of Merano – only 7 km away – offers fantastic shopping and cultural experiences.
